FSBO "For Sale By Owner" - Now of course as a real estate broker I am going to say that this is not the best way to go. But if you consider all the reasons why, you might find that it is more beneficial and make actually save you thousands than trying to sell it yourself.
SELLING WITH AN AGENT:
Handles all the contracts for you and knows them inside and out
Can explain any legal jargon to you that may be confussing and may cost you money
Exposes your listing to thousands if not hundreds of thousands of other agents AND buyers that a FSBO just couldn't do.
Has access to hundreds of other agents waiting with buyers for your home
Can offer tips and staging strategies on how to fix your home
Can offer a neutral eye to the neighborhood and your home to point out issues that you may be unaware of.
Prices your home correctly for the market and your community
HOW TO SELL FIRST AND FAST:
Price the home right from the beginning. This is not a market to be chasing the value down as it goes.
If you are the best home for the lowest price in the neighborhood, your home will sell.
If you can't possibly price it lower, add some other incentives. Higher buyers agent commission, newer carpet or flooring, granite counters or upgrades that make it stand out.
Be flexible with the buyers. This is a time to put emotions aside and focus on what the buyers want. As your agent, I will handle all communication between buyers agent and sellers.
